Independent Site Supervision

You Hired a Contractor. Who Is Looking After Your Interests?

A contractor manages construction execution. As the property owner, you also need visibility into workmanship, materials, progress, and whether completed work aligns with the agreed requirements. ORWOK Construction provides independent site supervision to help you understand what is happening on your project and identify issues before they become more expensive to address.

What we supervise

The exact scope is agreed in writing for each project.

Workmanship and quality

  • Inspect visible construction work against applicable drawings and specifications.
  • Observe relevant activities such as reinforcement placement, formwork, concrete works, masonry, roofing, and finishes.
  • Identify visible defects, deviations, and incomplete work.
  • Recommend further investigation or corrective action where necessary.

Construction progress

  • Document completed work and the current stage of construction.
  • Compare observed progress with the agreed programme where available.
  • Highlight delays, outstanding activities, and potential schedule risks.

Materials and quantities

  • Observe material deliveries and use where included in the agreed scope.
  • Identify apparent discrepancies or potential wastage.
  • Review relevant quantity records and supporting documentation.

Payments and accountability

  • Compare observed progress with reported completion and payment milestones.
  • Review contractor valuations or payment requests within the agreed scope.
  • Document discrepancies requiring clarification before payment decisions are made.

Reporting and communication

  • Provide photographic evidence and written site observations.
  • Identify issues requiring attention.
  • Recommend practical next steps.
  • Maintain a record of inspections and follow-up actions.

Site supervision questions

Can't find your question? Ask it directly — there is no obligation.

Ask on WhatsApp
How often will you visit the site?

Visit frequency is agreed in your scope — from a single inspection to periodic or stage-based visits. Continuous full-time supervision is only provided where expressly agreed.

Will my contractor accept an independent supervisor?

Most professional contractors work comfortably with independent oversight. We raise findings with you and, with your agreement, with the contractor, so issues are addressed rather than argued about.

Do you replace my architect or structural engineer?

No. Your designers remain responsible for the design. We observe whether visible construction work follows the applicable drawings and specifications and refer design questions back to the designer.

What happens if you find a defect?

We document it with photographs and written observations, explain why it matters and recommend further investigation or corrective action where necessary. Follow-up actions are tracked in our inspection records.

Are structural tests included?

Structural testing, specialist investigations, statutory approvals and continuous full-time supervision are excluded unless expressly agreed in the scope.
