Common construction mistakes and how to avoid them

Most construction problems aren't caused by bad luck. They come from a small number of predictable mistakes. Here are the ones that cost Kenyan property owners the most.

Before construction

  1. Building without proper drawings. Starting on a sketch means decisions get made by whoever is on site that day. Get architectural and structural drawings, and use them.
  2. Skipping the soil and site assessment. Foundations designed without understanding the ground can crack, settle or be grossly over-designed.
  3. Budgeting from a rumour. A figure from a friend's project is not an estimate. Price your own design.
  4. Skipping approvals. Unapproved construction risks stop orders, fines and problems when you later sell, finance or insure the property.
  5. Choosing on price alone. The lowest quote often has the most gaps. Compare scopes line by line.

During construction

  1. Paying ahead of progress. Large advances remove your leverage. Pay against verified, completed milestones.
  2. Pouring concrete without an inspection. Once reinforcement is covered, mistakes are hidden for good. Inspect before every pour.
  3. Neglecting curing. Concrete that dries out too quickly loses strength. Slabs and columns need to be kept moist for several days after casting.
  4. Making changes verbally. "Just add a window there" becomes a dispute at the final account. Record every change and its cost.
  5. Not keeping records. Without photos, delivery notes and receipts, you can't verify what was used or resolve disagreements.

The common thread: almost every one of these is prevented by having someone qualified check the work at the right moments and write down what they found.

That's exactly what independent site supervision provides. For owners managing from abroad, see Build Back Home.
